DIF4 invests in and actively manages quality, well-located industrial properties in established markets to maximise their value and income growth. Currently the portfolio comprises direct interests in nine high quality industrial properties located in Australia and an investment in a Charter Hall managed wholesale investment partnership. We are focused on seeding the Fund with a diversified portfolio, that will grow over time. DIF4's current portfolio includes:

67 Nathan Road, Dandenong South Vic, a modern warehouse and manufacturing facility in a core industrial precinct, with direct connections to the Princes Highway. 55 Yarrunga Street, Prestons NSW, a premium grade state of the art logistics facility positioned in the tightly held South Western Sydney industrial market purpose built for Mainfreight Distribution. A portfolio of three prime warehouse facilities leased to global glass manufacturer C R Laurence, located in the core, tightly held industrial markets of Eastern Creek NSW, Rowville Vic and Canning Vale WA. A 50% interest in Edinburgh Parks distribution centre in South Australia, a modern, high quality processing and distribution centre purpose built for Inghams in 2007 with a lease term of 15 years and a further 10 year enforceable option (the lease commenced in November 2014).  28-30 Marshall Court, Altona North Vic is a 100% occupied property comprising a modern logistics facility and office building. The property is located within a prime industrial area of Melbourne within close proximity to the CBD, Port Melbourne and Tullamarine airport. 115-121 Jedda Road, Prestons NSW is a 100% occupied property located in a prime industrial corridor of NSW, the property has a 53,260 sqm site area and 14,920 sqm of lettable space. 13-39 Pilbara Street, Welshpool WA, a well located property within a prime Perth industrial precinct, consists of two free-standing buildings, fully occupied on long term leases to a major automotive parts supplier. The fund also has an investment in a Charter Hall managed wholesale investment partnership that invests in 33 institutional-grade distribution centres across Australia that are 100% occupied.
